  • HOA Management Website
    Hammersmith Management Inc. is our HOA management company, and Silvia Gregory is our Senior Manager at Hammersmith. They have provided us with a website as well, www.e-hammersmith.com, where we can view and pay our dues online, download HOA documents and forms, or view the latest HOA meeting minutes and financial reports. This is a secured website in which only homeowners have access.

    Go to www.e-hammersmith.com, click on 'Sign In' and then create a username and password.

  • Architectural/Design Guidelines and Rules & Regulations
    Please refer to the Architectural/Design Guidelines and Rules & Regulations before making any improvements to your property. This handbook will provide you with all of the necessary information to apply for the required prior approval of items such as landscaping, fences, retaining walls, and any other exterior improvements. Currently the Architechural Review Committee is controlled by Richmond for The Reserve at Cherry Creek, filing 17B. The HOA boardmembers do not have any decision making authority for improvements in this area, however they do have sole authority for improvements in filing 17A, Cottonwood Grove.

    This document can be found on the HOA Management website, www.e-hammersmith.com. Sign in to the secure website or if you don't have an account yet, create a username and password in the 'New User' sign in section after clicking on 'Sign In'. Go to 'Resident Services' and scroll down to 'HOA Disclosures.' You'll see the 'Architectural/Design Guidelines and Rules & Regulations' link displayed.
  • HOA Turned Over and 2008 Budget Revision
    Thank you to all of those homeowners who were present for the HOA meeting on November 12th. It took a little time but we eventually met the required number of members present to conduct our business. At this meeting we elected five new home owners to the HOA Board. Serving a two year term on the board are Cherryl Knott (President), Todd Yokomichi (Vice President), and Doug Mohr (Treasurer). Serving a one year term are Christina Iordon (Secretary) and Erica Chouinard (Member at Large). This new board brings a background of real estate, law, and accounting to the community. Congratulations to the new members, I welcome you all to the board and thank you for your participation.

    The other major item of business at this meeting was to ratify the 2008 operating budget for the community. Several home owners expressed concerns over the budget, and the manner in which it was created and presented to the home owners. In light of these concerns the new board members decided not to ratify the proposed 2008 budget, and instead begin working together to analyze all of the contracts, expenses, declarations, and needs of our community to create a new revised budget.

    We are currently working diligently with our HOA management company, Hammersmith Management, to create this new operating budget and get on track for the new year. Within the next 30-60 days we will call another meeting with the home owners to ratify the 2008 budget. We encourage all home owners to attend the next meeting to better understand the operations of our neighborhood and voice your opinions or concerns on any HOA matter. Your participation and involvement will make a difference and help ensure a successful home owner association.

    One final note, Hammersmith Management has assigned our association back to Silvia Gregory as the Community Manager. Silvia was promoted back in the summer months and thus we were assigned a new Manager. However, in light of the concerns over the budget and due to the new HOA turnover, Silvia is back with our community to make sure we get off to the right start.

  • HOA Update - June 29th, 2008
    The new homeowner controlled board has been busy this year laying the groundwork for our neighborhood in the years to come. We have a balanced, well-funded budget to work from, which includes a fully funded reserve per our reserve study analysis. This analysis showed that our community was due for a new coat of paint on all wrought iron fencing and gates. We are in the process of collecting bids for this work and will have it started soon.

    The board has just completed a turn-over walk with Richmond American to inspect all of the streets and sidewalks currently in the builder's control. A punch-list will be drawn up for any and all damaged pavement or areas needing to be addressed, and all items will be corrected prior to the HOA's acceptance. The pedestrian gates were also addressed in this walk. The board has learned that the gates may need hydrolic mechanics installed in them, as they are too heavy and the force when closed has been breaking the locks.

    The board has demanded immediate action be taken regarding the brick wall along Peoria St. This was damaged last year by a car, and an insurance claim was made to have it repaired. The insurance adjustor's quote for repairs was much lower than any contractor bids we received, which stalled any action. We have learned that the surplus bricks we have in our possession will not be enough to complete the repair work, and the type of bricks used are no longer manufactured. The board is currently working with the insurance adjustor to revise their estimate, and is trying to find other sources for matching bricks to complete the work. This is a high priority for the board and we will not accept any more delays on it.

    One of the greatest concerns for the 17A patio home owners has been with the new landscaping company, Ultimate Landscaping. The board understands the lawns in the patio homes have not been well maintained this year. Ultimate Landscaping was present at our last board meeting June 19th, 2008, and addressed these concerns. It seems the clocks in the sprinkler system had a problem and thus the lawns were not receiving sufficient water. They have confirmed that this issue has been resolved and have ensured us that all of the lawns will be looking great again in the next few weeks. The board has ordered a site map be completed which will show all sprinkler zones throughout the community and the pattern in which they are activated. This will allow the contractors to find problems with the sprinklers more quickly, and save costs for the community as a whole.
